90 Wildcat
90 Wildcat Road is an interior fit-out for TCHC CSU Division. The existing building is a one-storey warehouse located in North York, Toronto. During the design process, the team worked closely with TCHC and the CSU user group to understand the programmatic and spatial needs of the client, as well as special requirements for their day-to-day activities. The design concept for the interior fit-out puts forth an efficient layout with both generous and specific space allotments for the CSU’s needs. The material palette is simple and light and takes advantage of existing exterior windows as well as the natural height of the existing space to create a bright and open atmosphere.

While designing the interior, there were considerations for improvements to the exterior envelope. Not only does this improve the energy performance of the building, but also improves levels of occupant comfort, particularly important when the building is occupied 24/7 and users are present in the space for long day and overnight shifts. Envelope improvement included spray foaming the interior of the existing perimeter wall, as well as providing insulation to the roof. The team worked closely and collaboratively with the contractor to instead provide a complete re-roofing with new exterior insulation. Not only is this a higher-performance solution, but it also appears more elegantly from the interior.
